Block Unqualified Leads

Further is always trying to send you the most qualified leads possible. One way to achieve this is by blocking the leads that indicate your community is outside of their budget, so sales teams can focus on leads that are financially qualified. Prospects that click Out Of My Budget after viewing Further's pricing results are 25 times less likely to convert than a prospect that schedules a tour in the same situation.

You can customize what leads are categorized as Unqualified in the Further Dashboard based on prospect responses in the conversation, the channel they used, their lead score, and the validation of their phone number.

In this article, we’ll go over the financially unqualified filtering options available to you and where you can manage them in your Further Dashboard.

Note: This feature is available only for Corporate users.

 

Financially Unqualified Leads

Before getting started, it’s important to touch on financially unqualified leads and determine who they are. Leads that meet this qualification are those who viewed pricing information, and then clicked on the Out Of My Budget  button in the screenshot below:

There are a few ways to process financially unqualified leads.

  1. Block all leads that click Out Of My Budget from being sent to your community with the Out Of My Budget filter.
  2. Use additional questions asked after a prospect selects Out of My Budget to see if they may qualify with other assets. Depending on the prospect’s answer you can highlight them as a lead to continue talking with or mark them as unqualified. You can do this with the Low income or no assets filter. With this filter, only those prospects that select the lowest offered income bracket and no assets will be blocked, while all others will be sent to your community. 
  3. With no filter on, you will allow all financially unqualified leads to go to your community, similar to any other lead. 

Note: No matter what method you choose to handle financially unqualified leads, all of these leads are still eligible to be managed under Messaging Assistant

 

Unqualified Lead Filter Settings

In your Further Dashboard, select Settings in the left menu.

Under the Qualifying Leads sub-section, click Unqualified Lead Filter.

 

The Unqualified Lead Filter page will open. Here, you can select the communities to which you want to apply the filter. Search for or select the desired communities. Use the search bar in the top right to narrow the results or the Any filter dropdown. 

 

To select an individual community, click the community name. 

To select multiple communities, click the list icon at the top. Use the checkboxes to select the desired communities. 

At the top of the page, click Edit Multiple

Note: If you are editing more than 30 communities, please make sure to select all x communities before clicking Edit Multiple.

 

A new pop-up will open. Click + Add condition

There are 4 conditions you can apply: 

  • Invalid phone number - The prospect has not supplied a valid phone number. 
  • Financial Status - Use the dropdown to select one of the unqualifying financial statuses, Out of My Budget OR Low income or no assets. If the prospect gives either of these responses, this condition will trigger. 
  • Lead Score - Use the sliding scale to set a lead score (this is the estimate of how likely a prospect is to move in). Drag and drop the circle to change the scale. 
  • Source - Use the dropdown to select one of the different Further channels that a prospect can come from. If a prospect comes from the selected source they will be marked as unqualified

Click the plus sign to the right of a condition to add it. 

You can add multiple conditions with the + Add AND condition and + Add OR condition buttons. 

If you want a lead to meet every added condition before being marked unqualified, use the + Add AND condition button. 

If you only want a lead to meet one of the added conditions before being marked unqualified, use the + Add OR condition button. 

To remove a filter, click the X to the right. 

When you’re done, click Save to apply the filter. 

If you made a mistake click Reset all to remove the filters.
